Commercial Roof Replacement
Does Your Business Need its Roof Replaced?
It’s not always easy admitting you need help. Whether you like it or not, that roof of yours is going to require repair and/or replacement eventually. So, here’s everything you need to know before signing that service contract.
What Is Commercial Roof Replacement?
A commercial roof is the covering installed on top of an industrial building which protect the structural components from weather elements and/or damages. They are made out of a wide variety of materials and often feature things like skylights and solar panels. When expertly installed and carefully maintained, good roofing can last for several years without showing signs of wear and tear. However, all roofs, regardless of their quality, will need repair and replacement at some point.
A commercial roof replacement is a service that swaps your old roof for a brand new one using state-of-the-art tools and industry-standard techniques performed by highly trained professionals. It can be done at any time, not just when your existing roof needs repair. Replacements may take a few weeks to complete, but they’re a great way to:
- Increase the value of your property
- Improve your property’s curb appeal
- Enhance the energy efficiency of your structure
- Remove damages and structural integrity risks
Benefitting from those things is as easy as finding the right contractor. However, that’s not always easy for everybody. Today’s urban construction industry is vast, with experts available in every city and state.
What the Average Commercial Roof Replacement Job Entails
All commercial roofing projects are different, so never expect your experience to be the exact same as someone else’s. At the same time, keep in mind that certain things should be said and/or done for any project (and project management team) to be considered legit. Here’s how the average commercial roof replacement job should go down:
STEP ONE: The Estimate
An expert will come out to the location of the job and take a look at what you need. They will then draw up an estimate with as much detail as possible before presenting it to you for consideration.
STEP TWO: The Contractual Down Payment
Most roofing companies will ask the customer to provide a down payment of some sort before the project is started. It may involve cash and/or collateral but the funds are generally used to procure supplies and ensure security for both sides.
STEP THREE: The Material Acquisition
The contracting company will begin locating and accumulating all necessary supplies and equipment to launch the project successfully. This may include things like building materials, licenses, insurance policies and permits.
STEP FIVE: The Project Process
Your commercial roof replacement will be underway for several days, weeks or months depending on the terms of the contract. Keep in mind that, when it comes to construction, there are often unforeseen surprises that can prolong the project process and budget.
STEP SIX: Completion
You will have the opportunity to look over the work performed by the contracting company. This is the appropriate time to address any issues you might see with the final project. If all is well, you’ll be asked to pay the remainder of the price listed on the service contract (if you haven’t already).
